Government policy on residential development
is complex. If you are considering developing a housing site there
are a number of considerations.
On one hand there is considerable
pressure from government to increase the number of houses, particularly
‘affordable’ homes for key workers and the less well
off. On the other hand there are severe restrictions on the number
of dwellings each Local Planning Authority can allow to be constructed.
National planning policy (PPG3)
also demands development at much higher densities than in the past.
The position is further complicated by a national target which requires
all planning authorities to ensure that 60% of new housing is built
on ‘brownfield’ or previously developed land.
